Rental Cost Increase: New Taipei Sees 30% in 6 Years|雙北住房租金迭漲 新北6年來漲近3成

Housing rental costs in Taipei and New Taipei has been on the rise. According to the latest statistics, from the first quarter of 2015 to the first quarter of 2020, rental costs in New Taipei climbed almost 30 percent, which is the highest out of the six special municipalities.
The high housing prices in Taiwan have made house ownership impossible for most young people, who have to choose renting instead. According to the latest statistics from 591, a local house rental website, between the first quarter of 2015 and the first quarter of 2020, average house rental cost in New Taipei City has seen a 30 percent increase, the highest in all six special municipalities in Taiwan. Taipei City came in second, at 27 percent.
People work just to pay rent. I think this kills the ambition of young people.
This is a systemic issue. It's not just the rental cost that's getting more expensive, owning a house is getting more costly as well. There are ways around this problem, such as sharing the rent with your friends.
Further analysis has shown that, the rental cost for each ping per month in Taipei City stood at NT$889 in Q1 of 2015, it has increased to NT$1,131 by Q1 of 2020. In New Taipei City, the rental cost for each ping has risen from NT$592 to NT$767 in the same period. Assuming that the rental cost for a unit per month is NT$10,000 in 2015, those in New Taipei will need to pay an additional NT$3,000 this year, and those in Taipei City will need to pay an additional NT$2,700. According to the latest figures from the Directorate-General of Budget, Accounting and Statistics, the rental cost has been rising continuously from February 2011 to April of 2020, for 110 consecutive months. Housing agents believe that even for those who rent instead of purchase of house, the rising cost has affected their life quality.
Taipei and New Taipei has more resources and offer more job opportunities. Therefore, the need (for houses) is more (than other municipalities). Secondly, both cities have limited number of small apartment buildings with elevators, which is more sought after by most tenants. Thus, the rental prices for this particular type of apartment increase very quickly.
The housing agents said that many landlords add their tax and the cost of maintaining their properties into their rent, which contributes to the increase in rental cost. Despite the government's proposal of providing subsidies to those who rent houses, many landlords don't agree with the idea since it would result in tax payment. This makes it more difficult for people to save cost when it comes to renting a place.
國內房價居高不下,讓許多年輕人買不起房,只好選擇租屋來解決居住問題,根據591租屋網的統計,2015年第一季到2020年第一季,這六年來,六都公寓整層住家租金以新北市漲幅最高將近三成,再來是台北市的租金漲幅也逾27%。
民眾表示:「做工,就是為了繳房租。然後我覺得會使年輕人,少了那種要奮鬥的動力。」
民眾表示:「這是很多結構性的問題,不是只有房租貴,然後房價貴,那就可以跟幾個朋友一起租,這其實有很多變通的方法。」
進一步分析可以發現,北市公寓整層住家每月每坪租金從2015年第一季約889元,到今年第一季上漲至1,131元,租金單價突破千元,新北市則從2015年首季每月每坪約592元,漲到今年第一季約767元,假設六年前每月租屋負擔1萬元,今年新北市要多負擔3千元、北市得多支出2,700元,事實上從主計處最新公布房租指數也可發現顯示,從2011年2月起租金指數直線上升,到今年4月止已連110個月上漲,房仲認為,年輕人即便不買房,房租也已經擠壓了生活品質。
住商不動產發言人 徐佳馨表示:「因為雙北,確實是提供了,相對比較多的政經資源,跟就業機會,所以本來需求面上面,就會比較大一點。第二個部分來說的話,事實上,民眾比較期待的電梯,小坪數的一個房型,它在市場上面,供給比較少,所以其實在這種狀況之下的話,可能這類的一個產品,它對於價格部分的拉抬,它會比較明顯。」
房仲表示,現在有很多房東會,把房屋報稅成本,或是重新整理的成本一起算進租金裡面,因此都會區的租金上升仍舊明顯,雖然政府有推出租金補貼,但許多房東因為要被扣稅等問題不同意,即便民眾想省租金也不見得容易。
