The Port of Kaohsiung is Taiwan's largest port and Kaohsiung City Government plans to transform the area into "Asia's New Bay Area". However, it's quite challenging since 70% of the real estate in the area belongs to state owned enterprises.
Mr. Kuo's café located in Kaohsiung's Asia New Bay Area, light rail and main public library are just a few hundred meters away. But café owner pointed out, Asia New Bay Area has been promoted for years, but only weekends have more tourists, not weekdays.

Government has kept on promoting, but so far I feel nothing. It is not like… I should say, not that many tourists and make you feel that this place is very popular, very lively.
Walking along Kaohsiung Harbor, there are exhibition hall, Software Park and new buildings. Some changes in city appearance, but real estate industry is not that prosperous as anticipated.

As to the price, in fact it is a bit lower, but not a lot; because Kaohsiung actually has a lower base period.

We had a major break-through two years ago. We incorporated real estate development companies with other state-owned enterprises in the harbor region. This March we established the port land development company.
Kaohsiung City Government emphasized, 70% real estate properties in Asia New Bay Area belong to state-owned enterprises. Those enterprises provide lands while Kaohsiung City Government plans and seeks merchants for digital development and tourism. City government said that they are confident in creating more job opportunities and attracting habitants.

高雄市政府投入高雄港區,轉開發為亞洲新灣區,目前也有輕軌通過全區,不過人潮和商機,沒有明顯起色,市府表示,亞灣區有7成土地屬國營事業,無法釋出,因此影響開發,不過今年3月已經邀集國營事業,組成開發聯盟,將協助土地規劃與招商。
炒菜備料,郭先生和家人一起在亞洲新灣區的大樓一樓店面開餐飲店,幾百公尺內就有捷運輕軌和熱門的高雄圖書館,但店家認為,亞洲新灣區喊了很多年,除了假日的遊客人潮,平日感受不到變化。

好像這裡很熱絡 很熱鬧這樣子
沿著高雄港,有展覽館、軟體園區,也有新大樓,亞灣區市容確實有改變,但房地產環境不佳。

(今年3月)去組成一個開發聯盟
市府強調,亞灣區有7 成土地屬國營事業,今年已經開始合作,由國營事業提供土地,市府協助規劃與招商,持續鎖定發展數位和觀光文化產業,有信心帶來更多就業機會和居住人口。
