National Housing Price Index a New Record High 通膨+營造成本上漲 高雄房價年增率13.91%

The Ministry of the Interior announced that the national housing price index for the second quarter was 123.97, a record high. Kaohsiung's annual growth rate of 13.91 percent became the highest in the six special municipalities. 


The building's construction starts early in the morning, but young people who want to buy a house can only look at the building and sigh, because not only has the price of new homes risen, but they can hardly afford used houses either.

Mr. Hsu, Kaohsiung Resident: “The prices of 30-40-year-old houses all start at NT$6 or NT$7 million. That's how much it's grown. The increase is too much. And let's not mention new homes. They start from at least NT$10 million.”

The Ministry of the Interior announced on the 2nd that the national housing price index for the second quarter was 123.97, a record high. It recorded a sharp increase of 10.27 percent over the same period last year, mainly due to inflation and rising construction costs. Home prices in the six special municipalities all reached a new high. Kaohsiung's annual growth rate of 13.91 percent became the highest in the six special municipalities, making it difficult for people who want to buy a house.

Mr. Tsai, Kaohsiung Resident: “Our salary hasn't increased. But house prices keep going up. It seems that you have to work for many years before you can afford a house.”

Scholars pointed out that the Asian New Bay area development in South Kaohsiung and the construction of Ciaotou and Nanzih technology industrial parks in North Kaohsiung have driven up housing prices in Kaohsiung.

Hsieh Po-ming, Assoc. Prof., Dept. of Land Mgmt. and Development, Chang Jung Christian University: “Developments in the technology parks have also led to local development and increased employment opportunities. This is a double-edged sword as it's resulted in increasing house prices. Solving this issue looks difficult at the moment.”

Scholars believe that in the current state of high costs, the housing price index in various regions may not decline in the short term. Even if people can buy a house, the mortgage burden will increase. In addition to curbing real estate speculation, the government can also start building a rental housing market from social housing and rental housing subsidies, so that people can have reasonable and suitable housing when they cannot afford to buy a home.

 

 

 

大樓建案一大早就敲敲打打趕工著,但想買房的年輕人只能望樓興嘆,因為不只新建案價格攀升,中古屋也讓他們快買不起。

高雄市民許先生指出:「30到40年的老房至少都要6、700萬那邊起跳,它成長的比例幅度真的太大,新房的話更不用講了,至少都要1000(萬)。」

內政部2日公布第2季全國住宅價格指數為123.97,創下歷史新高,比起去年同期大幅上升10.27%,主因是通貨膨脹及營造成本上漲。就在六都住宅價格指數全創新高時,高雄年增率13.91%也成為六都最高,讓想買房的人下不了手。

高雄市民蔡先生表示:「薪水並沒有比較多,但是房價一直漲,就會覺得,好像要工作很多年才可以買房。」

學者指出,南高雄亞洲新灣區開發中,北高雄有橋科、楠梓產業園區等建設帶動地方發展,也成為雙面刃。

長榮大學土地管理與開發系謝博明副教授表示:「科學園區的發展其實也是帶動了所謂地方的發展,增加就業機會,這個就是兩面刃,也帶動了房價的提高,只是說這個要怎麼去解,目前看起來很難。」

學者認為,在成本高懸的狀態下,各地住宅價格指數短期內恐怕不會下滑,就算能買房,房貸負擔也會增加;政府除了抑制炒房,也能從社會住宅、租屋補貼等著手建全租屋市場,讓民眾至少在買不起房時,也能有合理合適的住所。
