East District's Shopping Ecosystem Shrinks 北市東區商圈萎縮 中山商圈1坪1萬5623元

Last year, the average asking rent for retail shops in Taipei's Zhongshan business district was around 15,623 NT dollars per ping, the highest in Taipei City.


The popularity of Taipei City's Zhongshan business district has risen in recent years. It is very popular among young people, and the average asking rent for retail shops in the area are trending up.

Shopper: “Many are good-looking stores. Many of which have cultural and artistic aspects, which attract many young females.”

Shopper: “I have shopped many times in the East District before. There are more new stores here.”

Tseng Ching-te, Project Manager, Enterprise Research Dept., Xinyi Real Estate: “It is relatively higher in terms of unit price because it's a small shop. The district leans more towards cultural and artistic attributes, and there are also department stores there. So for young people, the whole district offers a high CP value of shopping.”

Experts pointed out that Zhongshan business district, which is close to the MRT, has department stores nearby. There are many specialty shops in the alleys, which are very attractive for single-product consumption. According to last year's real-price lease, a small storefront in the Zhongshan business district was leased for NT$125,000 per month in January last year, which translates to a unit price of NT$15,623 per ping. Taipei's East District, which often led shop rents in Taipei, ranked second in 2022. Data shows that Taipei's spending power is gradually shifting among districts. The formerly bustling East District is no longer full of shops, but instead, full of rental advertisements!

Tseng Ching-te, Project Manager, Enterprise Research Dept., Xinyi Real Estate: “Maybe now is a bottom. But it could be a slow recovery. There may be a very long way to go before going back to the past glorious era of NT$20,000 per ping.”

Ximending district is struggling to recover after the epidemic, which has severely damaged businesses from international tourists. It may not be easy to restore to pre-epidemic levels in the short term.

 

 

直擊台北市的中山商圈,是近年崛起的文青商圈,深受年輕人喜愛,也讓它躍升黑馬,成為去年台北市的店租王。

民眾說:「很多就是好看的店,就是因為文青風的店,是那種小女生很喜歡來的地方。」

也有民眾提到:「(東區)以前都逛過了,就這邊比較多新的店。」

信義房屋不動產企研室專案經理曾敬德指出:「小店的關係(單坪)除起來單價比較高,那主要因為商圈的特色,因為它比較偏向文青屬性,裡面也有一些百貨公司,那整個商圈對於年輕人來講,購物的一個CP值很高。」

專家指出,鄰近捷運的中山商圈,附近有百貨公司,巷內更有不少特色小店可逛,單品消費吸引力強。依據去年的實價租賃來看,中山商圈的一間小店面,在去年一月,以每月12.5萬承租,換算單價1萬5623元。不過,早期常登上台北店租王的東區商圈,每坪租金則是1萬1200元,排行第二。顯示北市的消費力道商圈逐漸移轉,過去熱鬧的東區商圈,不再店家林立,反倒貼上承租廣告。

信義房屋不動產企研室專案經理曾敬德指出:「可能現在就是一個觸底,那可能呈現一個緩步復甦這樣的狀況,但是要回到過去這種單坪2萬塊比較輝煌的時代,可能還有一段非常長的路要走。」

除了東區商圈,似乎有式微趨勢,因為疫情重創國際觀光客商機的西門町商圈,則力拚疫後復甦,短期內想恢復疫前榮景,恐怕不容易。
