A realty and life insurance company have launched "haunted house" insurance. If a tenant commits suicide or is murdered on the rental property, the owner can receive NT$1 million compensation for the fall in property value and up to NT$50,000 for cleaning and religious expenses. They hope this will encourage more property owners to rent out empty units.
When a tenant dies on rental property, the value of the "haunted house" immediately plummets. This means losses for the property owner. Experts say buyers aren't interested in haunted house properties even at a 30 percent discount. A recent survey indicated this is a concern for over 40 percent of property owners.
(I am) worried (about my property turning into a haunted house). My wife doesn't want to rent out our properties because of the hassle. If you do, you have to worry about damage and other problems. It's better not to rent. Many people feel this way. If you have enough income from other sources, you would find it preferable to let your property sit empty.
Due to the high risk of renting, some owners choose to leave their properties empty. A realty company and insurance company recently launched "haunted house insurance," the first insurance product of its kind in Taiwan. In the event that a tenant dies of designated causes during the first year, owners can receive NT$1 million in compensation for loss of property value and up to NT$50,000 for cleaning and exorcism expenses.
(Property owners) are concerned about these types of so-called "non-natural accident" or haunted house problems. Through certain systems or insurance concepts, these concerns can be alleviated.
The realty company says the insurance is aimed at mitigating accident-related losses and reducing rental disputes. It has already received many inquiries.
